Work on between Speakers’ Corner and South Parade Pier, known as Frontage 5 (East), started in October 2025. A new beach has already been brought in to act as the main flood defence, and the Canoe Lake outfall has been extended further.
As new sea defences raise beach and promenade levels, extending the outfall ensures water from Canoe Lake can still flow safely out to sea, even during high tides or storms.
The promenade between South Parade Pier and Speakers’ Corner will be closed from 2 March 2026 until May 2027 so this essential sea defence work can be carried out. South Parade Pier is open as normal.
During this time:
The promenade will be raised by about half a metre to improve protection from the sea. Ramps will be added at regular points so people can still get down to the beach. On the landward side, stepped planting areas will be created to manage the height difference between the promenade and the existing road.
At South Parade Pier, improvements will be made under the pier canopy. The worn surface will be replaced with a more durable resin-bound gravel finish. The existing ramps will be covered with light‑coloured concrete, and new handrails will be installed.
